Bad pictures equal bad traffic. Over the years we’ve seen some pretty terrible pictures so we decided to create “When Listing Pics Attack” on social media through Instagram, Facebook, and Twitter.

Sellers should know that hiring the wrong representation can scare buyers from wanting to see your home after seeing just a few of the pictures online. Just like Head & Shoulders tells us, “You only get one chance to make a first impression”. What kind of confidence can you have in your Realtor with negotiating if they can’t get the pictures right?

With the right representation (yours truly) it seems as though listings are going into contract within 48 hours after hitting the market.  We continue to have a shortage of inventory and the demand is outpacing the supply.

Waiting for Spring to Sell is a Mistake

Luckily our winter climate here in Southern Nevada is pretty tame compared to the rest of the Country. Yes we get to freezing temperatures at night but those daytime highs of 50 degrees are hard to beat! It’s no wonder that tourism doesn’t seem to slow down during the winter here.

Which also means that there are opportunities to sell this time of year too.

As Top REALTORS® we work with Buyers and Sellers ALL YEAR LONG. There’s always a reason for real estate to be bought and sold everyday of every month. Recently I had a listing on European Drive, a great street in Seven Hills, Henderson, NV. It was a beautiful remodeled house that I knew could fetch a fantastic price. In fact, I believed it so strongly that I made a guarantee to the Owner:

I would sell it quickly and for the maximum possible price… and then I would jump into the home’s pool from the top deck.

As you can see from the photo above, I’m a man of my word!

As soon as we had confirmation that the sale had gone through, I ran up to the 2nd floor deck, climbed over the railing, and jumped off.

Maybe not the smartest or safest thing for a Vegas real estate agent to be doing. But, to be honest, I didn’t need that much convincing. Yes, I was happy to have delivered for my client… but it was also over 100 degrees that day so the water felt GREAT!
