It’s not a secret that we’ve been battling a shortage of homes here in Southern Nevada for a number of years now and in typical “Sales 101” fashion the lack of supply has driven up home prices. With rental costs increasing and mortgage interest rates remaining near historic lows, more and more people are looking into buying a home. The problem that they’re finding is that the prices may have increased past their buying power.

A recent Las Vegas Review-Journal Article confirmed that from the beginning of 2017 to the end of 2017 the median house price has increased by 14% to $267,900. With the continued low inventory there does not seem to be an end in site.

Facebook Live Tour of Lennar Aventine!

I recently did a Facebook Live tour of the Lennar Aventine community and they have a number of standing inventory/move-in ready homes!

The Power of Video

Why are you still RENTING?!?!

Don’t get me wrong, there are certainly scenarios when renting a home or an apartment might be best for your situation (bad credit, not planning on setting “roots” in Southern Nevada, etc.) but with the positives most likely outweighing the negatives….I have to ask, “Why are you still renting?”

Rediscovering The District at Green Valley Ranch

Recently I had the pleasure of representing a Buyer for one of the condo units at The District located at Green Valley Ranch. That’s right, while a number of the buildings are occupied by businesses, a few actually have residential condominiums on the 2nd and 3rd Floors (88 residential units to be exact)! Besides the proximity to the Green Valley Ranch and all it offers, the amenities and advantages of living here are unbelievable! Rooftop Hot Tubs, Private Fitness Center, a Resident Library/Social Area, Subterranean Parking, along with a Concierge and 24 Hour Security makes for quite the unique living experience!

You need a REALTOR® when buying a home from the Builder!

You may wonder why you need a REALTOR when buying a home from the Builder (after all that Sales Agent at the Model Home was really nice), but Kandis & I come across multiple issues during the home building process. We stay on top of things that our Buying Clients could never have guessed would ever come up. Needless to say they’re glad they have us representing them…and at no cost!

Construction delays, outrageously overpriced lot premiums, removal of features, incorrect installation, upgraded items chosen that are no longer available are all situations that have come up and we’ve rectified with the Builder. In a few of these instances we had to renegotiate the sales price to help offset these issues. That’s right, new home prices are in fact negotiable!

Here are a few other things to keep in mind if considering buying a brand new home from a Builder:

  1. Your Realtor has access to all of the New Home Communities that are either selling or that will be selling. It’s a New Home MLS similar to the resale housing MLS.
  2. If you happen to drive by a New Home Community and decide to stop in, contact your Realtor before doing so. They’ll need to register you with the builder in order to act on your behalf. Remember, the Sales Agent at the home site represents the Builder/Seller.
  3. Your Realtor will run the Active and Sold Comparable homes in the neighborhood to help give you a better sense of pricing for this new home product versus the surrounding resale homes.
  4. There’s a lot of “behind the scenes” situations that come up throughout the building process. Is construction running on time? Does your Lender have everything they need? Did you pick out flooring within the allowed budget? Have you scheduled a day and time to sign your closing documents? Kandis & I help orchestrate and stay on top of these items during the 3-5 month construction period.
  5. You don’t pay us. That’s right, the Builder does. Our help representing you, all of our behind the scenes work, all of our due diligence is paid by the Builder! We don’t charge you a penny!
