Why are you still RENTING?!?!

Don’t get me wrong, there are certainly scenarios when renting a home or an apartment might be best for your situation (bad credit, not planning on setting “roots” in Southern Nevada, etc.) but with the positives most likely outweighing the negatives….I have to ask, “Why are you still renting?”

Rediscovering The District at Green Valley Ranch

Recently I had the pleasure of representing a Buyer for one of the condo units at The District located at Green Valley Ranch. That’s right, while a number of the buildings are occupied by businesses, a few actually have residential condominiums on the 2nd and 3rd Floors (88 residential units to be exact)! Besides the proximity to the Green Valley Ranch and all it offers, the amenities and advantages of living here are unbelievable! Rooftop Hot Tubs, Private Fitness Center, a Resident Library/Social Area, Subterranean Parking, along with a Concierge and 24 Hour Security makes for quite the unique living experience!

2016 Buying or Selling Goals

It’s a new year so of course a new year full of resolutions and goals to set. While it’s not as common as the standard “go to the gym more” or “quit smoking”, real estate should absolutely be discussed as a goal for the next twelve months.

Homeownership is something quite attainable — especially here in Las Vegas and Henderson — and if you’re currently renting, chances are you could own for less than what you’re paying in rent… not to mention the tax advantages home ownership provides.

Maybe your family is outgrowing the home you’re in now. Not enough space to relax, long bathroom lines in the morning, or too small of a backyard could make it time to consider a move. Looking for a bigger space for the family in a preferred school zone might be a perfect 2016 resolution.

Perhaps you’ve now become an empty-nester… could 2016 be the year you decide to sell your home because you have too much space? Time to downsize?

You need a REALTOR® when buying a home from the Builder!

You may wonder why you need a REALTOR when buying a home from the Builder (after all that Sales Agent at the Model Home was really nice), but Kandis & I come across multiple issues during the home building process. We stay on top of things that our Buying Clients could never have guessed would ever come up. Needless to say they’re glad they have us representing them…and at no cost!

Construction delays, outrageously overpriced lot premiums, removal of features, incorrect installation, upgraded items chosen that are no longer available are all situations that have come up and we’ve rectified with the Builder. In a few of these instances we had to renegotiate the sales price to help offset these issues. That’s right, new home prices are in fact negotiable!

Here are a few other things to keep in mind if considering buying a brand new home from a Builder:

  1. Your Realtor has access to all of the New Home Communities that are either selling or that will be selling. It’s a New Home MLS similar to the resale housing MLS.
  2. If you happen to drive by a New Home Community and decide to stop in, contact your Realtor before doing so. They’ll need to register you with the builder in order to act on your behalf. Remember, the Sales Agent at the home site represents the Builder/Seller.
  3. Your Realtor will run the Active and Sold Comparable homes in the neighborhood to help give you a better sense of pricing for this new home product versus the surrounding resale homes.
  4. There’s a lot of “behind the scenes” situations that come up throughout the building process. Is construction running on time? Does your Lender have everything they need? Did you pick out flooring within the allowed budget? Have you scheduled a day and time to sign your closing documents? Kandis & I help orchestrate and stay on top of these items during the 3-5 month construction period.
  5. You don’t pay us. That’s right, the Builder does. Our help representing you, all of our behind the scenes work, all of our due diligence is paid by the Builder! We don’t charge you a penny!

Episode 3 of “Moving to Lennar Aventine”

One more week of progress and it couldn’t come any sooner….this hotel life is getting really old! Luckily our new home and the Aventine community is nearing the home stretch. Since Episode 2 they’ve installed the drywall, door frames, and added the stucco to the exterior. It looks like a home! Week 2 of living with our family of four in a cramped hotel room while our home in the new Lennar Aventine Community in Henderson is nearing completion! Luckily in this last week they’ve wrapped the house prepping it for the stucco! VIDEO SERIES: “MOVING TO LENNAR AVENTINE”

What happens when you start selling new home construction in your Seven Hills area? You fall in love with the design, features, and price enough that you decide to move there too! This was the case for us with Lennar’s new Aventine community in the Seven Hills area of Henderson Nevada.

The only hiccup is that we sold our current home a bit faster than anticipated so we’ll be living in a hotel over the next 60 days until the house is done. A cramped hotel room for our family of four and our dog….makes for some great moments! We’ll be doing a weekly series on the progress of the home and all of it’s features. BOOMERANG BUYERS ARE COMING BACK!

 

Being a REALTOR® that holds a Certified Distressed Property Expert (CDPE) designation, I’ve helped many hard-shipped homeowners avoid foreclosure by representing them in a short sale. After all, Southern Nevada was arguably the hardest hit area in the Country when the housing bubble burst. Some property values decreased as much as 60% in less than a year! Combine that with record unemployment and it’s no wonder why many homeowners struggled through financial difficulty.  While those successful short sales were bittersweet it did allow my Sellers to close a stress filled chapter in their lives.

Fast forward to 2015 and there are new loan programs available welcoming them back to homeownership! Traditional home loans are a reality in as little as 3 years from their short sale date! A recent MSN story is an example of this very situation (link below). While I’m sure it will meet with much criticism, the current guidelines, restrictions, and the thorough underwriting Lenders are practicing will determine who can actually qualify.
